5 Inexpensive Ways to Spruce Up Your Rental

As a real estate investor you have options. You may decide it’s time to sell some of your properties or you may want to continue to rent them out. Or some combination of either. Whichever decision you make, you want to appeal to sellers and renters but do so inexpensively. You want to get the most “bang for your buck” so to speak. Here are five ways to make your properties more appealing without breaking your budget.

Kitchen Tools. The kitchen is where everyone seems to gather and one of the first places your prospective tenant will look over. You don’t need to install brand new, shiny stainless steel appliances and spend several hundred dollars in the process but you can give the area a thorough cleansing. From top to bottom, polish what needs polishing, install higher wattage light bulbs and replace old cabinet door handles with sparkly new ones. If you have a stainless steel sink, remove all the stains and polish it to a shine.

In the Bath. The bathroom is the next most inspected room in the house. To make an old bath look new, you don’t have to remove everything and replace it all. Try installing a new toilet seat and remove the old sink and cabinet combo with a pedestal sink. They’re inexpensive, add room and give the bathroom a fresh look.

Underfoot. Look at the walkways, are they clean? You can try and rent a carpet cleaner and do it yourself but the results never seem to match what a professional carpet cleaner can do for you. And when they’re cleaned, there’s a new fresh smell in the air.

Bright Lights. Real estate agents will tell you that the brighter the house the better. Replace any 60-75 watt bulbs with 100-120 watt units. The additional light will brighten the area, making it more appealing and look larger than it actually is.

Crown Molding. If you have crown molding, repaint it with a fresh coat of white satin paint. If you don’t have crown molding, this is one of the least expensive improvements that truly provide a regal feeling.
